The transfer of real estate is made under on a conveyance deed (referred to also as "notary deed"). "Notary deed" is a contract concluded in a special form before a Bulgarian notary officer.
The real estate transactions in Bulgaria are subject to the following taxes and stamp duties.
> Real estate transfer tax - 2%;
> Rotary fees - based on progressive table;
> Real estate registration stamp duty - 0,1%;
Example
Assuming the price of a real estate is EUR 50,000 the taxes and stamp duties due shall be as follows:
> Local real estate transfer tax: 2%* EUR 50,000 = EUR 1,000;
> Notary fees: app. EUR 210;
> Real estate registration stamp duty: 0,1%* EUR 50,000 = EUR 50;
The party bearing the real estate transfer charges is usually noted in the preliminary contract for the transfer of the property. The charges may be born by either party to the transaction or, alternatively shared between them.
